We are currently seeking a Project Manager to take charge of overseeing various construction projects, including tenant fitouts, enhancement works, and shell and core construction endeavours. The ideal candidate will possess over ten years of experience in civil engineering, with a substantial portion of their career dedicated to projects within the UAE construction sector. This role requires an in-depth understanding of fit-out procedures, design specifications, and Dubai Municipality (DM) regulations. The successful candidate must exhibit exceptional project management skills, proficiency in CAD, and SketchUp, and a strong aesthetic sense for design. As a member of our team, you will play a pivotal role in ensuring the seamless execution of fit-out and construction projects, while upholding rigorous standards of quality, adherence to schedules, and budgetary compliance.

Responsibilities:

Oversight of Fitout and Construction Projects:

• Spearhead the management of all tenant fit-out projects, enhancement works, and shell and core construction initiatives.
• Collaborate closely with stakeholders including tenants, consultants, and contractors to ensure alignment with project objectives and timelines.
• Monitor project progress diligently, proactively identifying and addressing any potential risks or obstacles.

Stakeholder Engagement and Management:

• Act as the primary liaison between the landlord and tenants, fostering productive relationships and ensuring open lines of communication throughout the project lifecycle.
• Facilitate effective coordination with regulatory authorities, particularly Dubai Municipality (DM), to navigate approval processes seamlessly.

Quality Assurance and Compliance:

• Implement robust quality control measures to uphold design specifications and regulatory standards across all projects.
• Ensure full compliance with DM regulations and guidelines, overseeing the procurement of necessary permits and approvals.

Budget and Cost Management:

• Develop accurate cost estimates and budgets for each project, diligently monitoring expenditures to prevent budget overruns.
• Identify opportunities for cost optimization while maintaining high-quality standards and ensuring value for all stakeholders.

Leadership and Team Development:

• Lead a multidisciplinary project team, providing guidance, mentorship, and support to drive performance excellence.
• Foster a culture of continuous learning and development within the team, promoting knowledge sharing and skill enhancement.

Requirements:

• Bachelor’s degree in civil engineering or related field; master’s degree preferred.
• Minimum of 10 years of progressive experience in fitout and construction project management within the UAE.
• Proficiency in CAD (AutoCAD, Revit, etc.), SketchUp, and other relevant design tools.
• Thorough understanding of Dubai Municipality (DM) regulations and approval processes.
• Exceptional communication, negotiation, and interpersonal skills.
• Proven track record of successfully delivering complex fitout and construction projects on behalf of landlords.
• Strong leadership capabilities with the ability to inspire and motivate cross-functional teams.
• Preference will be given to candidates with good MEP knowledge and LEED-GA certification is advantageous.
